• Maintain a local office.

• Maintain a 24-hour on call service.

• Adhere and enforce policies and procedures of the association.

• Make recommendations on association policies and procedures.

• Prepare and distribute association notices and mailings.

• Develop preventive maintenance schedules.

• Bid and negotiate routine and special maintenance contracts.

• Supervise all maintenance and repair work.

• Routine checks of property and premises.

• Attend Board and Annual Owners meetings as requested.

Financial Services

• Maintain financial records including general ledger, reserve accounts, accounts receivable, and accounts payable.

• Collect and deposit monthly fees and any assessments from condominium owners and receivables due from others.

• Report to the Board of Directors any fees overdue.

• Disburse funds in accordance with Board approved invoices for services rendered.

• Prepare and furnish monthly and year- end financial statements.

• Prepare and monitor annual budgets.

• Have yearly tax returns prepared.
